<br />Little Canada Zoning Ordinance General Provisions <br />903-24 <br />F. Minimum floor area per dwelling unit: As regulated by the International Building Code <br />as amended, or as modified by the City of Little Canada. <br /> <br />G. Minimum Floor Area - Commercial Structures. Commercial buildings (principal <br />structure) having less than one thousand (1,000) square feet of floor area may only be <br />allowed upon approval of a conditional use permit as provided for in Section 921 of this <br />Ordinance. <br /> <br />903.050. OFF-STREET PARKING REQUIREMENTS. <br /> <br />A. Purpose. The purpose of the off-street parking regulations is to alleviate or prevent <br />congestion of the public right-of-way and to promote the safety and general welfare of <br />the public, by establishing minimum requirements for off-street parking of motor vehicles <br />in accordance with the utilization of various parcels of land or structures. <br /> <br />B. Application of Off-Street Parking Regulations. The regulations and requirements set forth <br />herein shall apply to all off-street parking facilities in all of the zoning districts of the <br />City. <br /> <br />C. Site Plan Drawing Necessary. See Figure 903-3. All applications for a building or an <br />occupancy permit in all zoning districts shall be accompanied by a site plan drawn to <br />scale and dimensioned indicating the location of off-street parking and loading spaces in <br />compliance with the requirements set forth in this subdivision and Section 903.050.D of <br />this Ordinance. Every detached single family dwelling unit erected after the effective <br />date of this Ordinance shall be so located on the lot so that at least a two (2) car garage, <br />either attached or detached, can be located on said lot. <br /> <br />Figure 903-3 <br />Parking Lot Dimensions Table* <br /> <br />Angle Stall Dimensions Parking Lot Drive Aisle Width <br />90 Degree 9 x 20 24 feet (two-way traffic) <br />60 Degree 9 x 20 18 feet (one-way traffic) <br />Parallel 8 x 22 24 feet (two-way traffic) <br /> <br />* This table pertains to a wall to wall situation. In calculating dimensions, two (2) feet <br />may be subtracted from each stall depth for each overhang and overlap adjoining a <br />sidewalk area. No subtraction for overlap is allowed for angles greater than sixty (60°) <br />degrees. <br /> <br />D. General Provisions. <br /> <br />1. Floor Area. Except as hereinafter may be provided, the term "floor area" for the <br />purpose of calculating the number of off-street parking spaces required shall be <br />determined by one of the two following methods:
