<br />Little Canada Zoning Ordinance General Provisions <br />903-27 <br />g. Curb cut openings shall be at minimum five (5) feet, not including curb <br />radius, from side or rear property lines. <br /> <br />h. Driveway access curb openings on a public street except for single, two- <br />family, townhouse and quadraminium dwellings shall not be located less <br />than forty (40) feet from one another. <br /> <br />i. The grade elevation of any parking area shall not exceed five (5) percent. <br /> <br />j. Each property shall be allowed one (1) curb cut access for each one <br />hundred twenty-five (125) feet of street frontage. All property shall be <br />entitled to at least one (1) curb cut. <br /> <br />(1) In the case of detached single family dwellings, two (2) curb cut <br />accesses may be allowed by Conditional Use Permit, provided that: <br /> <br />(a) Overall impervious surface on the subject property does not <br />exceed thirty (30) percent. Where existing impervious <br />surface already exceeds thirty percent, a second curb cut <br />access may be allowed only where the impervious surface <br />on the subject property is not increased beyond the existing <br />condition. <br />(b) Curb cut accesses shall constitute no more than fifty (50) <br />percent or forty (40) feet, whichever is less, of the street <br />frontage on any one street. <br />(c) The subject parcel must have no less than one hundred <br />(100) feet of total street frontage. <br />(d) Curb cut accesses on the same parcel must be separated by <br />no less than forty (40) feet. <br />(e) Curb cut accesses shall comply with all other requirements <br />of this section, including but not limited to, setbacks and <br />surfacing. <br />(f) The applicant for a second curb cut access shall provide <br />additional landscaping and/or alternative paving materials <br />that help mitigate stormwater issues raised by the additional <br />impervious surface. The City may require storm water <br />management measure to resolve new or existing drainage <br />issues. <br />(g) The City Council finds that the parcel in question does not <br />have reasonably adequate area to provide for a “T” <br />turnaround with one curb cut access. <br />(h) The street in question is listed as a “minor collector” <br />classification or higher in the Comprehensive Plan, and is <br />shown to have higher levels of non-vehicular traffic. <br /> <br />
