<br />Little Canada Zoning Ordinance General Provisions <br />903-37 <br /> <br />C. Surfacing. All loading berths and access-ways shall be improved to control the dust and <br />drainage according to a plan submitted to and subject to the approval of the City <br />Engineer. <br /> <br />D. Accessory Use, Parking and Storage. Any space allocated as a required loading berth or <br />access drive so as to comply with the terms of these zoning regulations shall not be used <br />for the storage of goods, inoperable vehicles or snow and shall not be included as part of <br />the space requirements to meet the off-street area. <br /> <br />E. Screening. Except in the case of multiple dwellings all loading areas shall be screened <br />and landscaped from abutting and surrounding residential uses in compliance with <br />Section 903.020.G. of this Ordinance. <br /> <br />F. Size. All required loading berths shall be no less than seventy (70) feet in length, ten (10) <br />feet in width, and fourteen (14) feet in height, exclusive of aisle and maneuvering space. <br /> <br />G. Number of Loading Berths Required. The number of required off-street loading berths <br />shall be as follows: <br /> <br />1. Non-Residential Buildings and Uses. For each building one (1) loading berth, or <br />one (1) berth for each ten thousand (10,000) square feet of floor area. <br />2. Multiple-Family Dwellings. Where such building has ten (10) or more dwelling <br />units, one (1) loading berth per structure. <br />3. When determining the number of off-street loading spaces results in a fraction, <br />each fraction of one-half (½) or more shall constitute another space. <br /> <br />H. Off-Street Loading Required. Any structure erected or substantially altered for a use <br />which requires the receipt or distribution of materials or merchandise by trucks or similar <br />vehicles, shall provide off-street loading space as required for a new structure. <br /> <br />I. Exceptions. Upon the presentation of the City Council of adequate justification, the <br />number and/or length of developed loading berths may be reduced, however, adequate <br />area must in all cases be reserved to comply with the minimum requirements. The City <br />reserves the right to require full compliance on demand. <br /> <br /> <br />903.070. MOBILE HOMES. <br /> <br />A. Mobile homes (used on a temporary or permanent basis) as defined in Section 902 of this <br />Ordinance shall only be permitted within the R-4 Zoning District, except as provided <br />below: <br /> <br />1. During the reconstruction of a home that has been damaged or destroyed so as to <br />be uninhabitable, the City Council may grant a non-renewable permit for a period <br />of not to exceed one (1) year for a mobile home in any zoning district.
