All lighting shall be hooded and so directed that the light source shall not be visible from the public <br />right-of-way or from neighboring residential uses, and shall be in compliance with Section 903.020.I of <br />the Zoning Ordinance. <br /> <br />Mr. Rossow is not proposing any changes and the current lighting complies with this requirement. <br /> <br />15. All other provisions and requirements as deemed necessary by the City Council. <br /> <br />16. The applicant complies with the provisions of Section 921 of the Zoning Ordinance. <br /> <br /> <br />Recommendation <br />The proposal to combine these two parcels into one lot with outdoor storage is consistent with the land <br />use for this area. The outdoor storage requested for tenants of the building complies with the code <br />requirements for the I-1 zoning district. <br /> <br />Therefore, city staff recommends approval of a Conditional Use Permit Amendment for Outdoor <br />Storage at 3167 Spruce Street to Mr. Rossow subject to: <br /> <br />1) The lot combination of 3167 Spruce Street and 3165 Spruce Street being recorded with <br />Ramsey County. <br /> <br />2) Within one year of the approval that the screening be brought up to current code <br />requirements. <br /> <br />3) Comments or recommendations by the Fire Marshal as it relates to the Fire Code.
