MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 2016 <br />code. Duray asked if City Staff had seen any documentation regarding the <br />sale of the 20 feet from 2959 Centerville Road. The Associate Planner <br />stated that both property owners have signed the planning application, and <br />the City is not involved in private sale transactions. Duray noted that <br />Parcel B will be subject to the City Park and Trail Dedication fee of <br />$3,500. He stated that issues related to grading, drainage and utilities <br />should be subject to the review of the City Engineer. <br />The Associate Planner stated that the proposed lot split is consistent with <br />the applicable zoning and subdivision requirements. She stated that Staff <br />recommends approval of the lot split at 2947 and 2957 Centerville Road. <br />Schwalbach recommended approval of the subdivision of 2947 and 2959 <br />Centerville Road into three single family parcels with all of the conditions <br />outlined in the Associate Planner's report dated June 1, 2016. <br />Motion seconded by Heikke. <br />Motion carried 7 — 0. <br />SUBDIVISION OF The Associate Planner reported that property owner Ellen Widman has <br />2572 SPRUCE requested approval to split her parcel into two single family residential <br />STREET— parcels, and she plans to sell the vacant parcel for construction of a new <br />ELLEN WIDMAN house. She stated that both parcels would meet the minimum city lot size <br />and the required drainage and utility easements are shown on the survey. <br />She noted that there is a 10 foot drainage and sewer easement on the north <br />side of the lot, so the new house will need to have at least a 10 foot <br />setback on the north side. <br />Ellen Widman, 2572 Spruce Street, stated that she plans to sell the new <br />vacant lot. Chair Duray noted that the new vacant parcel will be subject to <br />the City Park and Trail Dedication fee of $3,500. He asked City Staff <br />when that fee is usually collected. The Associate Planner stated that the <br />Park Fee is typically added to the building permit cost when a new house <br />is constructed. <br />Buesing recommended approval of the subdivision of 2572 Spruce Street <br />with all of the conditions outlined in the Associate Planner's report dated <br />May 25, 2016. <br />Motion seconded by Schwalbach. <br />Motion carried 7 — 0. <br />-2- <br />
