MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />OCTOBER 13, 2016 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 13th day of <br />October, 2016 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Tom Duray called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Tom Duray <br />Ms. Jennifer Schletty-Flores <br />Mr. Nick Sandell <br />Mr. Nick Schwalbach <br />Mr. Al Davison <br />Mr. Bill Buesing <br />Mr. Steve Grittman, City Planner <br />Ms. Jessica Jagoe, Associate Planner <br />Mr. Kevin Helander, Cable TV <br />Ms. Heidi Heller, City Clerk <br />MINUTES The September 8, 2016 Planning Commission meeting minutes were <br />approved as submitted. <br />VARIANCE FOR The Associate Planner stated that Darlene Herkenhoff is the property <br />DRIVEWAY <br />owner of 2954 Edgerton, and is requesting a variance to allow an oversize <br />TURNAROUND <br />24 foot by 20 foot driveway turnaround that is 13'6" from the street. She <br />AT 2954 <br />explained that Ms. Herkenhoff currently owns this property and the lot to <br />EDGERTON <br />the south, which she is in the process of selling. She stated that the two <br />STREET; <br />properties share a driveway, and Ms. Herkenhoff has been able to use both <br />DARLENE <br />driveways to maneuver in and out of her single -car garage. She explained <br />HERKENHOFF <br />that with the circumstances changing, she is requesting a variance for a <br />turnaround size and proximity due to safety purposed of entering onto <br />Edgerton Street. She noted that the property is zoned R-1, Single Family <br />Residential. The Associate Planner explained that the Zoning Code allows <br />a 10 foot by 15 foot driveway turnaround, but not in front of the principal <br />structure and it must be 20 feet from the street. She asked the City <br />Engineer to review the site, and he indicated that the turnaround size could <br />be reduced and still be usable. She stated that staff supports the request <br />
