MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />NOVEMBER 10, 2016 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 10th day of <br />November, 2016 in the Council Chambers of the City Center located at <br />515 Little Canada Road in said City. <br />Chair Tom Duray called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />ALSO PRESENT: <br />Mr. Tom Duray <br />Ms. Jennifer Schletty-Flores <br />Mr. Nick Sandell <br />Mr. Nick Schwalbach <br />Mr. Al Davison <br />Mr. Bill Buesing <br />Mr. Steve Grittman, City Planner <br />Ms. Jessica Jagoe, Associate Planner <br />Mr. Kevin Helander, Cable TV <br />Ms. Heidi Heller, City Clerk <br />MINUTES The October 13, 2016 Planning Commission meeting minutes were <br />approved as submitted. <br />PLANNED UNIT The City Planner stated that this case has been before the Commission <br />DEVELOPMENT previously and was reviewed at the concept stage where many suggestions <br />& LOT were given to the developers. He explained that the applicants are now <br />COMBINATION proposing 14 townhouse units, and have made many changes to the plans <br />FOR A <br />to address the comments they received. He stated that the updated <br />TOWNHOME <br />landscape plan now has significant additions to plantings, irrigation, trees, <br />DEVELOPMENT <br />the patios are shown on the plan, retaining walls and evergreen trees with <br />AT 2736 & 2744 <br />a thick row of arborvitae on the south side for screening the adjacent <br />RICE STREET <br />residential homes. He noted that a resident on the south side had <br />specifically requested a fence, but the amount of trees would provide just <br />as much screening as a fence. He stated the visitor parking area has better <br />screening to buffer headlights, the building sides facing Rice Street have <br />better materials, and should have a nice presentation towards Rice Street. <br />He noted the spacing between the buildings was increased to 75 feet, and <br />the units were shifted to have a 30 foot setback from the south side, away <br />from the single family homes.
