Per the plan the one way traffic flow on <br />the north side of the CVS building would be converted to a two way drive. The width of <br />the drive aisle between the buildings is sufficient to accommodate two way traffic. The <br />intersection of the drive aisle between the buildings and the drive thru lane of the CVS <br />building would become a stop condition for entrance traffic moving eastbound between <br />the buildings and traffic exiting the CVS drive thru. Speed bumps would also be added <br />to slow traffic along with a convex mirror for additional safety. <br /> <br />The revised traffic flow patterns presented on the current layout eliminates the U-turn <br />maneuver to access the pick-up window that was the most significant traffic conflict of <br />the original site plan. The other traffic concern stated in the original memo was the <br />limited distance to exit the pick-up window area relative to the access to the service bay <br />entrances for the Valvoline building to the west. The applicant is proposing relocation of <br />the trash enclosure and modification of the retaining wall to allow the main drive aisles to <br />be shifted to the north to create more room for these movements. We had also <br />recommended the pick-up window location be moved as far east as possible to <br />maximize the separation of the window and the Valvoline building. Dimensions to the <br />pick-up window were not provided on the original plan but it appears the location has <br />remained the same based on the same 3 car stacking in the pick-up lane. <br /> <br />Maximizing the distance between the pick-up window and the Valvoline building will <br />benefit traffic flow for both businesses on the west end of the pick-up lane, but <br />increasing that distance impacts the ability to stack cars within the new pick-up lane. <br />Unfortunately the ability to stack vehicles on the west or east side of the pick-up window <br />is limited to the available space. We do not have information on the stacking of cars at <br />the Valvoline service lanes or for the pick-up window at a Little Caesar’s, however based <br />on this layout only a 5 car depth can be accommodated between the two uses. <br />
