<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Mayor Keis and Members of City Council <br /> <br />FROM: Joel Hanson, City Administrator <br /> <br />DATE: October 21, 2016 <br /> <br />RE: Value Review for Twin Lake Boulevard Land <br /> <br /> <br />In talking with Steve DeCaster of Nicollet Partners, it looks like the range of costs for a valuation <br />assistance with the Twin Lake Boulevard property would range from about $3,500 an evaluation <br />letter (similar with what we did for the Old Public Works building) to $7,500 for a full blown <br />appraisal. Nicollet Partners did appraise this site back in 2006 but that information needs to be <br />updated for current market conditions. <br /> <br />Given some of the unknowns in terms of development options, I believe a letter of valuation <br />ranges would suffice for this situation or we could simply see what types of offers we receive in <br />either a listing situation or with a “request for proposals”. <br /> <br />Your direction as to how to proceed is desired.
