5 <br /> <br /> <br /> <br /> <br />1. The applicants submit building plans for the two-unit townhome to the southeast of the <br />property; or submit a narrative that explains how the floor plan will match the other <br />units. <br /> <br />2. The applicants confirm that there is at least 500 square feet of usable open green <br />space per unit (7,000 square feet total). This does not include the required stormwater <br />pond area. It is important that this space is included at maintainable and usable <br />slopes. <br /> <br />3. The applicants shift the buildings ten (10) feet to the north in order to satisfy required <br />setbacks – 30 feet from the property line on the south, and at least 20 feet from the <br />property line on the north. <br /> <br />4. The “face-to-face” building separation be increased to 75 feet without compromising <br />perimeter setbacks. This dimension should show an interior private street of 27 feet in <br />width, and 24 foot deep driveways to accommodate reasonable guest or occupant <br />vehicle parking. This dimension also provides spaces to include a sidewalk if <br />preferred. <br /> <br />5. Building materials are further enhanced to address all sides of each building wall. <br /> <br />6.
