4 <br /> <br /> <br /> <br /> <br />1. Verification from the City Engineer that slopes along the north boundary can be <br />maintained as designed. <br /> <br />2. Usable open space is verified by the City Engineer. <br /> <br />3. Building materials on the rear and sides of the buildings are upgraded to a composite <br />material such as LP or similar, replacing the proposed vinyl. <br /> <br />4. Building materials and façade on the two side walls facing Rice Street are upgraded to <br />improve the aesthetics of the project from the major roadway. <br /> <br />5. The landscaping plan is modified to address the following items: <br /> <br />a. The plan should be modified to identify ground cover (sodded lawn, mulched <br />planting beds, etc.). <br />b. The plan should specify irrigation. <br />c. The patios should be added to the plans (or decks, if grading requires it), and <br />the landscaping should address the location of these improvements. <br />d. The plan notes that patios will be screened by Techny Arborvitae or by six foot <br />fencing. Staff would recommend use of the Arborvitae. <br />e. Staff would recommend a more extensive planting of larger evergreens, such as <br />Black Hills Spruce. In the alternative, a fence would provide some separation <br />(but would not grow). <br />f. The visitor parking area to the east end of the private street should be more <br />extensively planted with evergreen shrubs to ensure that headlights do not <br />impact the single family area to the south.
