MINUTES <br />CITY COUNCIL WORKSHOP <br />MAY 10, 2017 <br />it is probably unlikely that a development will occur here unless the Sculley's <br />reduce their asking price since the developer likely has a pro forma showing the <br />profit amount that they need to get. He noted there is a lot of risk in the City <br />buying the property because there are so many unknowns of additional <br />development ever occurring. McGraw suggested having the Watershed District <br />do a wetland delineation comparing what the wetland looked like in 2004 versus <br />now to see how much, if any, change there has actually been. There was <br />Council consensus to allow 11 lots of single family housing on lots that meet the <br />required lot size, and if the City would provide any assistance for this <br />development, the Council wants to get something in return for it. <br />The City Planner stated a lot of the housing stock in Little Canada was built in <br />the 1980's on 75 foot wide lots. Is the City interested in adding housing <br />maintenance codes in order to preserve neighborhood and housing values; or <br />reducing setback requirements to allow residents to improve their property with <br />additions when they normally would not be able to meet the minimum setback. <br />Torkelson suggested allowing commercial properties to come closer to the street <br />with reduced setbacks and reduce parking requirements. He noted that he <br />realizes this may not feasible in many areas. <br />There being no further business, the workshop was adjourned at 10:27 p.m. <br />-�'`"-µJo T.
