<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Little Canada Planning Commission <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: April 6, 2017 <br /> <br />RE: 177 Demont Avenue E. – Lot Split <br />Background <br />Richard Demont has requested a simple subdivision for a lot split at 177 Demont Avenue E. The <br />subject site is 67,954 square feet (1.56 acres) and the proposed lot split would create two single family <br />residential lots. <br />The property currently has one single family residential dwelling (house with detached garage) on the <br />east side of the parcel. The applicant has proposed that the existing structure would remain on Parcel <br />A. The newly created lot on the west half of the parcel would be sold with the intention of building a <br />new single-family home on Parcel B. <br />Analysis <br />Zoning/Land Use. The subject site is zoned R-1, Single Family Residential which lists “single family <br />dwellings” as permitted uses. The proposal to subdivide the parcel in order to create one new single <br />family residential buildable lot is consistent with applicable zoning code requirements. <br />Lot Area and Width. The following table illustrates required R-1 District lot area and width <br />requirements along with those being proposed by the applicant: <br /> Required Parcel A – 177 <br />Demont Avenue <br />Parcel B – new lot <br />Lot Area: <br />Interior <br />10,000 square feet 42,818 sq. ft. <br /> <br />25,299 sq. ft. <br />Lot Width: <br />Interior <br />75 feet 143.85 ft. <br /> <br />85 ft. <br /> <br />As shown above, both lots comply with applicable R-1 District lot area and width requirements. <br />Setbacks. As previously indicated, the applicant will be selling Parcel B, but no definite building plans <br />have been submitted for the newly created lot. The soon to be owner of the newly created lot has been <br />into city offices to discuss the building permit process. It would be staff’s recommendation that <br />approval of the lot split would be subject to any future plans for that lot to be in compliance with R-1 <br />standards for setback requirements at the time of construction.
