Based upon our review we have the following comments: <br /> <br />Preliminary/Final Plat <br />1. The last correspondence we have seen from the County indicated that they <br />were going to be contacting the Developer to discuss acquiring an easement <br />on the property and requested the City not grant final plat approval until that <br />issue is resolved. <br /> <br />Existing Conditions and Demolition <br />1. Extent of concrete curb and bituminous removal on Rice Street must be <br />approved by Ramsey County. A copy of the County permits should be <br />supplied to the City prior to any work occurring. <br /> <br />Site Plan <br />1. Use of a valley gutter at the intersection with Rice Street must be approved <br />by Ramsey County. <br /> <br />Utility Plan <br />1. If only a single hydrant is going to be utilized it should be placed between the <br />two buildings on the south side of the road to provide better coverage of the <br />site. <br />2. The watermain and fittings should be wrapped. <br />3. An individual water and sanitary sewer service should be provided to the <br />westerly most building on the north side of the roadway. <br />Stormwater Management Plan <br />1. Due to the limited area between the north lot line and the buildings/patios, the <br />storm pond outlet line running on the north side of the units should be <br />rerouted to the south side of the units and tied into CBMH 302. In addition <br />Cleanout 301 and 303 should be changed to 48” structures. If the storm line <br />is installed within 5 feet of the street RCP should be used instead of HDPE <br />pipe.
