Dear Little Canada City Council, <br />3100 Country Dive, LLC is requesting a change to the outdoor storage regulations. As you may know, we <br />purchased the property from the City of Little Canada. When we first applied for the PUD, we requested <br />to be able to rent the outdoor storage area to non-tenants of the building. Through the approval <br />process, we agreed to only rent to tenants of the building on a percentage basis. Now that we are <br />almost two years into the process, we are seeing the need to address some of the regulations. <br />We also own North Heights Hardware Hank, a Little Canada based business. North Heights Hardware <br />leases a portion of the building from 3100 Country Drive, LLC. Through the process of determining who <br />can rent the outside storage area, we realized that if North Heights Hardware does not rent any inside <br />storage space, we would not be able to rent any outside storage space, even though the same people <br />own both businesses. We would like to change this. <br />We are requesting that any Little Canada based business, no matter what zone they are in, be allowed <br />to rent outdoor storage space. <br />- Determine residency of business based on utility billing. <br />- If the tenant is renting more than 25% of the building, they may rent as much outdoor space as <br />is available. <br />- The storage rules would follow I-1, I-P regulations. <br />- 3100 Country Drive would agree to not rent to auto repair businesses. <br />- 3100 Country Drive would limit the number of non-tenants for outdoor storage to 2 (two). <br />- 3100 Country Drive would agree to follow IUP regulations, with an annual inspection. If found <br />to be in non-compliance, we get one warning to correct the situation and then revocation of our <br />permit if we do not comply. As an alternative, we could re-apply every two years. <br />3100 Country Drive is currently in non-compliance with codes. Our current tenant does not have a need <br />for outdoor storage, so we leased part of the space to Quinzon Outdoor Services, a Little Canada based <br />business. We urge the Little Canada City Council to update the outdoor storage regulations for the <br />benefit of Little Canada based businesses. <br />Sincerely, Jim Schwalbach <br />August 16, 2017
