hereinafter provided, automatically render void the PUD permit and all approvals of the PUD
plan and the area encompassed within the PUD shall thereafter be subject to those provisions
of the Zoning Ordinance, and other ordinances, applicable in the district in which it is located.
In such case, the Council shall forthwith adopt an ordinance repealing the PUD permit and all
PUD approvals and re-establishing the zoning and other ordinance provisions that would
otherwise be applicable. The time limit established by this paragraph may, at the discretion of
the Council, be extended for not more than one year by ordinance or resolution duly adopted.

Based on these provisions, Precision Landscape and Tree is requesting a one year extension to record
the Subdivision and execute the PUD approvals. At the meeting, Precision Landscape and Tree will be
providing an update on their plans for bringing the site into compliance. They have indicated they will
maintain the site in compliance with the approvals granted in 2000 until the project for the new
building moves forward by finding an off-site location for their outdoor storage. City staff believes
this request to be reasonable given the timing it may take to secure financing. As a condition, city staff
would request from Precision Tree an update every 90 days to verify the status of this project.
Therefore, city staff recommends approval of a one year extension.
