Johnson commented about how <br />Rice Street in this area is not walkable at all since there is no sidewalk. Fischer <br />said he agrees, but Rice Street is a County road so the City has no control over <br />installing a sidewalk. <br />Pawn shop + small adjacent Rice Street parcels that are underdeveloped — <br />Torkelson stated he would consider mixed use but with a height limit due to the <br />housing behind. <br />Rice Street, south of County Road C — industrial, gas station, office uses <br />currently — Fischer stated that if the whole area was obtained, a medium density <br />housing project could be an option, or a mix of commercial and residential. <br />2550 Rice Street, 1.26 acres — currently a small, old house that is for sale — <br />Torkelson suggested an office park to compliment the adjacent office park use, <br />or residential with retail along Rice Street. The City Administrator noted that <br />this is not necessarily a good site for retail because it is not a major intersection <br />and there is nothing across the street, so it would be better for housing. He also <br />suggested that it would need to be combined with adjoining parcels to create a <br />quality redevelopment opportunity. <br />Rice Street Mobile Home Parks — Torkelson stated he wants to rezone all the <br />parks to mobile home park district. <br />Viking Drive parcels, east of Bob's Cycle — There was consensus to remain <br />commercial. <br />Triangle site at Little Canada Road & County Road C— currently a variety of <br />commercial and residential uses — There was consensus for either commercial or <br />residential use. <br />Country Drive properties — There was consensus for a hotel use. <br />Saxon Lanes & adjacent older office buildings — in a PUD commercial district— <br />There was consensus to consider mixed use. <br />Quebec Apartments on Country Drive — everything surrounding is commercial <br />or industrial — There was consensus to be consistent with surrounding uses. <br />Old gas station on Little Canada Road & I -35E — City Administrator stated that <br />there could be an opportunity to assemble more adjacent parcels such as the <br />Gopher Electronics building (it is for sale) and some of the adjacent uses. There <br />was consensus to be commercial. <br />
