<br /> <br />- 8 - <br /> <br /> CONDIT STREET & BURKE LANE <br />The improvement of Condit Street and Burke Lane from Nadeau Road to Nadeau <br />Road is considered a reconstruction project under the City assessment policy and <br />has an estimated total project cost of $310,000.00. There are a total of 15 <br />properties adjacent to the improvement area including 13 residential properties and 2 <br />commercial properties. Due to the odd shaped nature of several of the residential <br />lots, City staff is proposing that a unit assessment of $9,034.84 per lot be applied to <br />all adjacent residential properties. Corner lots with two frontages would be assessed <br />1 unit for a front yard, 0.2 of a unit for side yard frontage, or 1.2 if both frontages are <br />improved to account for the standard method of assessing 100% of the front side <br />and 20% of the side frontage on a corner lot. The two commercial properties are <br />located on the east side of Condit Street and as with the commercial properties on <br />the east side of Condit Street north of Nadeau Road these properties are not allowed <br />access to Condit Street for commercial purposes. It is proposed that these two <br />commercial properties south of Nadeau Road be assessed in the same manner as <br />the commercial properties were along Condit Street north of Nadeau Road when that <br />portion of Condit Street was rebuilt. Staff is recommending that the two commercial <br />properties be assessed for their full improved frontage at the residential rate. When <br />the City’s Street Assessment Policy is applied to the project costs, the total <br />assessable cost to the adjacent property owners is $126,777.16. <br /> <br />Table 2 summarizes the total project cost that will be borne by the City and the cost that <br />will be assessed to the benefited properties. SUMMARY <br /> <br />The project is feasible from an engineering standpoint and meets all standards set forth <br />by the City. The rehabilitation of these streets would be another step in improving the <br />street infrastructure within Little Canada and advancing the pavement management <br />program.
