MINUTES CITY COUNCIL DECEMBER 20, 2017 PUBLIC HEARING The Associate Planner reported that the applicant, Lee Meyer, owner of — PUD PERMIT Pete's Sewer & Water, has applied for approval of a PUD amendment for AMENDMENT the outdoor storage. She explained that Mr. Meyer has a purchase FOR OUTDOOR agreement to buy the property. She stated that Staff is working with the STORAGE & applicant and has suggested eliminating the center storage area since Staff ALLOW feels that it will be difficult to contain the items and maintain the required OUTDOOR drive aisles on both sides. She explained that due to the lack of rear yard, STORAGE IN THE staff does feel that there is a reason to vary from some of the requirements, FRONT YARD but Staff is trying to get to a better balance between what the applicant AREA AT 3151 wants and what the code requirements are. She noted that the two COUNTRY DRIVE; adjacent properties to the west have variances to allow storage in front of APPLICANT: the front line of the building, but are held to maintaining a 40 foot setback MEYER from Ryan Drive. COMPANIES The Associate Planner explained that the applicant is still working on a site plan, so the Planning Commission tabled the case until their January meeting. Keis opened the public hearing to hear the request for a Planned Unit Development Amendment for outdoor storage and to allow outdoor storage in the front yard area of 3151 Country Drive. He explained that the Planning Commission had voted to table this planning case until their January t 1, 2018 meeting, but the public hearing had been scheduled for tonight so the public hearing would be opened and continued until the January 24, 2018 City Council meeting. McGraw introduced the following resolution and moved its adoption: RESOLUTION 2017-12-221 -OPENING THE PUBLIC HEARING FOR A PLANNED UNIT DEVELOPMENT PERMIT AMENDMENT FOR OUTDOOR STORAGE & ALLOW OUTDOOR STORAGE IN THE FRONT YARD AREA AT 3151 CO UNTR Y DRI VE, AND CONTINUING THE HEARING UNTIL THE JANUARY 24, 2018 CITY COUNCIL MEETING. The foregoing resolution was duly seconded by Fischer. Aye (4). Nays (0). Resolution declared adopted. PUBLIC HEARING - The City Planner reported that the applicants are proposing to redevelop ARCHITECTURAL the former A&W restaurant site by constructing a new building for a REVIEW FOR A restaurant. He noted that initially there was concern that a variance for NEW RE STAURANTparking would be needed, but after a closer review, the parking AT 3006 RICE ST; requirements are met.
