MINUTES <br />CITY COUNCIL <br />JUNG 12, 2002 <br />Roycraft pointed out that the property lras been zoned comurcrcial, and felt that the <br />residential development being proposed was preferable for the adjacent properties <br />than a commercial development. <br />Aho felt that Keeping as many trees as possible would be beneficial to the adjacent <br />residents at Lakeside Apartments as well as would help property values for the <br />proposed townhomes. <br />Sherman pointed out that the setback for the townhomes along the eastern property <br />lines range from 35 feet to 50 feet. Sherman also pointed out that the Lakeside <br />Apartments buildings are probably 35 feet at its closest point to the property line. <br />Therefore therers likely to be a minimum of 7S-foot separation between the <br />aparYnrent building and the closest townhome. The significant vegetation in the <br />required setback area for the townhomes will be maintained plus additional <br />landscaping will be added. <br />Len Dojnik, 81 Iona Lane, indicated that it is difficult to visualize landscaping on a <br />site plan as is being drown here this evening. <br />Fahey pointed out that this project is a cornerstone for the City and the City is not <br />interested in just maximizing development but is interested in a quality development. <br />Fahey pointed out the City's efforts in acquiring properties for open space along <br />Round Lake, and its efforts to beautify and upgrade the area. Fahey indicated that the <br />City will require landscaping as appropriate, and the developer will comply with the <br />City's Tree Preservation Ordinance. <br />Kirk Villette, architect for the project, reviewed the diagrams for the proposed senior <br />housing/retail building for the corner of Rice Street and Little Canada Road. 'Phis <br />building includes 15,000 square feet of retail space on the bottom floor along Rice <br />Street, with senior housing on the ground floor on the Little Canada Road side and <br />senior housing on the upper levels. Villette and Sherman described the fapade <br />treatments and color scheme planned for the building. It was also noted that the first <br />floor residential units on the Little Canada Road side will have front doors onto the <br />street. 'T'he theme for these units will be carried further to the east for the townhomes <br />that will front on Little Canada Road. <br />Villette described the layout of the building including the plaza area on the corner <br />and the common areas planned within the building for the senior housing. Sherman <br />indicated that at this time he has had interest expressed in the retail space by a coffee <br />shop/deli and a hair salon/spa. It was noted that there is a common corridor on the <br />frst floor interior, and those businesses that would be frequented by the senior <br />population in the building could have an interior accesses added for the convenience <br />of the senior population. <br />
