He also noted that the Watershed also identified a lower <br />classification of wetland in the middle of the site. The Watershed indicated that if the <br />lower classified wetland is upgraded, they would reduce the 100-foot required <br />setback from the Class C wetland to a 50-foot setback- Sherman pointed out that the <br />Class C wetland in the southeast corner will remain and the trees and vegetation in <br />this area will be undisturbed. The result is a 100 plus foot setback from the southern <br />property line to the nearest townhouse. <br />With regard to the townhomes proposed, Sherman reported that there are 57 <br />townhome units shown on the plan and approximately 70% of the wits are walkouts. <br />Many of the units are one-bedroom with dens with the ability to finish off the lower <br />level. It is thought that the selling price will be approximately $225,000, but there <br />will likely be a price range. <br />Sherman reported that it is his hope to start the senior housing building this fall and to <br />present development plans to the Planning Commission and City Council during July. <br />If they are able to purchase a portion of the Ultimate Golf property, it may be <br />possible to present concept plans for the townhome development at the same time. <br />However, there is a title issue that needs to be resolved with the Sherman Rutzick <br />property, and Che surveyors, title companies, and City Attorney's office are working <br />on that matter. Sherman felt that if the title issue can be resolved, it was very likely <br />that conshruction on the senior building would begin in the fall- <br />Dr. Kimberly Aho, resident of Lakeside Apartments, asked about the impact on trees <br />on the site. Sherman replied that most of the trees will be elinunated except for the <br />canopy of trees on the south, Sherman reported that as the site plan progresses, the <br />surveyors will identify which trees can be saved. Sherman also pointed out that a <br />landscape plan will be developed for the replanting of the site. <br />Aho indicated that there are a lot of large maple trees along the eastern edge of the <br />redevelopment site. It was her feeling that elimination of all these trees would be a <br />detriment to the area- <br />Pahcy pointed out that the area will not be bare, there will be landscaping required as <br />part of the development and there will be replantings for trees that will be lost due to <br />construction. <br />Aho stated that it is not possible to replace natural landscaping, and asked if an <br />Environmental Impact Statement has been done for this project. Sherman replied that <br />one had not been done and he felt the project was under the size requirements that <br />trigger the need for an Environmental Impact Statement. <br />2 <br />
