M.IN UTI;S
CITY COUNCIL
JUNE 2G, 2002
use is allowed in the R-B District by CUP. Should Advent Construction
decide to expand their business, a CUP would be required under the R-B
District, while it would not under the B-3 District.
Rossez asked why his property is being included in the area proposed for
rezoning. The City Planner replied that given the R-B District would
accommodate both business and residential uses, it was felt that this entire
area should be included. The Plamter noted that the R-B District provides
for a good balance of both commercial and residential uses as they
existing adjacent to one another.
Rossez expressed concern with the CUP process that would be required
under the R-B District, and requested that his property be excluded from
the area to be reconed. He noted the St. John's Church property adjacent
to his is zoned Public, and suggested that retaining the B-3 zoning on his
property should not be a problem.
['whey felt it did not make a lot of sense to exclude this one lot from the
rezoning. Fahey pointed out the character of the neighborhood and noted
that retaining the B-3 zoning on these properties leaves the area wide open
to intense commercial uses. Fahey noted that the Council is reviewing the
concept at this point. Rezoning would require a public hearing and formal
action by the City Council.
There was no one else present wishing to comment on this matter;
therefore, Council closed the public review.
Mrs. Scalze introduced the following resolution and moved its adoption:
RESOI_ UT/ON N0. 2002-6-197 -CAI 1,lNG FOR A PUI3/.IC
HEARING TO CONSIDER T HE REZONING OF CERTAIN LITTLE
CANADA ROAD PROPERT/ES FROM GENERA7.13U.SINESb` (I3-3)
TO RESIDENT/A/. /3[ISINE.S,S (R-/3) ON WEDNL'SDAY, AUC,UST
Z8, 2002
'T'he foregoing resolution was duly seconded by LaValle.
Ayes (5) Scalze, LaValle, Montour, Anderson, Fahey.
Nays (0).
