MINUTES <br />CITY COUNCIL <br />JUNE 2G, 2002 <br />Fahey indicated that when the City Council recently amended the B-W <br />Zoning District requirements eliminating outdoor storage, it was not his <br />intention to take an overall position opposing outdoor storage. Fahey felt <br />that the actions with regard to the B-W District were targeted at large <br />parcels to avoid situations where these large parcels are developed with <br />small buildings but large amounts of outdoor storage. Fahey felt that the <br />property at 3180 Country Drive was fully developed in terms of building <br />capacity, and he was willing to look at acconvnodating a use that would <br />like to locate on this parcel. Fahey did not feel that rezoning the property <br />from B-W to PUD would undercut the Cowtcil's recent efforts relative to <br />outdoor storage in the B-W District. <br />Scalze felt that the property at 3180 Country Drive was a solid piece of <br />property with a good building that accommodates semi-truck deliveries as <br />well as has adequate parking. Scalze felt that there have been good retail <br />businesses operated from this site and felt the site would attract similar- <br />type retail users. Scalze pointed out that the Boater's Outlet request is the <br />first example of a business wanting outdoor storage on a B-W property <br />after the Council eliminated outdoor storage from the District. Scalze <br />questioned why the Council would rezone the property to accommodate <br />this business on this property. <br />Fahey again stated that he felt the action relative to the elimination of <br />outdoor storage in the B-W District was focused on large pieces of <br />property. Fahey felt the use proposed by Boater's Outlet was a reasonable <br />one provided that the screening of the outdoor storage area meets the <br />City's requirements. <br />Scalze stated that she envisioned a retail use on this property similar to <br />others that have existed there. LaValle noted that have previously been <br />metal containers and trailers behind the building providing outdoor storage <br />for the previous businesses. LaValle noted that this storage was not <br />noticed, and felt that the outdoor storage proposed by Boater's Outlet <br />would not have a negative impact on the area. <br />Scalze pointed out the f-,evitz operation and felt that outdoor storage across <br />the street from Levitz would change the character of the area. LaValle <br />disagreed provided that the outdoor storage is screened properly. <br />Scalze indicated that she has the same concerns with the outdoor storage <br />as were voiced by the Planning Commission. She noted that the Council <br />only recently eliminated outdoor storage in the B-W District and <br />questioned why it would rezone a B-W property at this point to <br />accommodate an outdoor storage use. <br />5 <br />
