n~1NU~rIs <br />CITY COUNCIL <br />JULY 24, 2002 <br />indicated that he agreed with the Ciry Planner and the Planning <br />Commission about breaking up the sameness of development. <br />Anderson felt that adding some two-story townhomes on the interior roads <br />would provide some di{lerences and create more of a neighborhood look <br />for the townhome project. Anderson felt two-story units could be added <br />adjacent to the southeast ponding area as well as along the eastern <br />property line. Anderson felt these two-story units would appeal to empty <br />nesters. <br />Fahey asked if one or two story units had more appeal to seniors. <br />Sherman replied that senior citizens do buy two story units, and suggested <br />that a mix of 70% one-story units and 30% hvo-story units was a good mix <br />for a project geared to senior citizens, Sherman also reported that they are <br />planning to turn garage fronts away from the street for some writs in order <br />to provide a variety in the appearance of the townhomes. Sherman <br />suggested that he add more two-story townhomes to the project and <br />suggested that they ~n~ould work best for those areas of the property where <br />a basement is not possible. <br />LaValle asked about the double row of parking proposed for the retail <br />space along Rice Street. Sherman reported that the double row of parking <br />has been part of the plan since at least the Town Meeting in April. It was <br />felt that the parking m~as critical to support the retail space. <br />Anderson pointed out that given the relocation of the parking ramp <br />entrance, there is more parking behind the senior building. Anderson <br />asked about retail accesses from the bacl: of the building. <br />Sherman reported that his tu~ancing for the project is based on the mix of <br />79 senior units and 14,000 square feet of retail. To increase the amount of <br />retail space would resin( in [he withdrawal of his present financing. <br />Scalze noted that the diagram shows townhome development behind the <br />Ultimate Golf building. Sherman explained his negotiations with the <br />owners of Ultimate Golf for the purchase of the back portion of their <br />property. Sherman indicated that he has a verbal agreement to purchase <br />based on a somewhat smaller piece than originally anticipated. He <br />anticipated receipt of a signed purchase agreement from Ultimate Golf <br />within the next few days. <br />Anderson asked if the internal streets serving the townhomes would be <br />private streets.
