MINUTES <br />CITY COUN(:;IL <br />JULY 24, 2002 <br />Fahey suggested that further discussion of the Poolside architectural <br />review be delayed until later in the meeting to give the Council an <br />opportunity to review the 1984 meeting minutes. <br />PUD, hahey opened the Public Hearing for the Planned Unit Development to <br />PRELI~9INARY develop a mixed residential and commercial development project <br />PLAT, consisting of 79 senior housing units and 14,000 square feet of retail <br />ARCHITECTURALspace, Preliminary Plat, Architectural Review, and Concept PUD for 51 <br />I2CVIEW, AND townhome units for Village Square at Little Canada as presented by <br />CONCi'JPT PUD - Sherman Associates. It was noted that the Planning Commission has <br />VILLAGE recommended approval subject to modifications to the access for the <br />SQUARE AT underground parking garage and compliance with the recommendations <br />LITTLE CANADA of the City Planner and City Engineer. <br />George Sherman, Sherman Associates, presented Village Square at Little <br />Canada. Sherman reported that the senior building includes 79 units of <br />senior housing, a substantial amount of community space including eating <br />area, warming Kitchen, exercise room, library, and other facilities. The <br />building also includes 14,000 square feet of retail space. Sherman <br />reported that he has pre-leased 10,000 square feet of this space to a salon, <br />deli, and beauty parlor. <br />Sherman reported that most of the comments at the Planning Commission <br />level were directed at access to the underground garage. Sherman <br />presented a revised drawin<~ which modifies the previous access and which <br />addresses the concerns raised by the Planning Commission. Sherman <br />pointed out that the result of this revision eliminates one townhome unit. <br />i-fowever, in working through the townhome concept plan, it may be <br />possible to add that unit back in. <br />kirk Villette, architect for the project, noted that the revised entry for the <br />underground parking provides a more defined sense of entry for the senior <br />building. <br />Sherman noted there was discussion at the Planning Commission meeting <br />about the appropriateness of the number of one level townhomes. <br />Sherman noted that the townhomes along Little Canada Road are proposed <br />to be two-stoi.y. The remainder of the townhomes are proposed as one- <br />level with approximately 70% being walkout units or having full <br />basements. Sherman noted the comments by the City Planner relative to <br />providing a variety of housing styles. <br />Fahey noted that the Council had directed Sherman to develop one-story <br />townhomes so that this development is geared to seniors.
