The applicant demonstrate compliance with the City’s maximum foot- <br />candle reading requirements (as measured from the center of abutting <br />rights-of-way). <br /> <br />11. The trash enclosure location shall be shifted westward to meet the City’s <br />10-foot minimum setback requirement. <br /> <br />12. The applicant shall provide information related to the handling of site <br />loading activities. <br /> <br />13. Issues related to grading, drainage and utilities shall be subject to <br />comment and recommendation by the City Engineer. <br /> <br />14. Comments of other City Staff. <br /> <br /> <br />B. Approval of a variance from the 5-foot curb barrier setback based upon a finding <br />that the narrowness of the subject property and adjacency to I-35E has created a <br />“practical difficulty” and subject to the following conditions: <br /> <br />1. A zero-lot line setback shall be allowed consistent with the final site plan. <br />2. Comments of other City Staff. <br /> <br /> <br />C. Approval of a variance from the 40-foot side yard setback requirement (imposed <br />upon side yards which abut public rights-of-way) based upon a finding that the <br />narrowness of the subject property, along with the restrictions for access and <br />egress to the adjoining roadway, has created a “practical difficulty” and subject to <br />the following conditions: <br /> <br />1. The final site plan identifies the final setback. <br />2.
