NWHP also <br />operates a community land trust in Ramsey County. <br />In the last year alone, NWHP assisted 895 families with their homeownership needs and, <br />through this work, created 371 new homeowners while preserving housing for 54 families. Over <br />the past 5 years, NWHP has created 1,217 new homeowners and preserved housing for 235 <br />families while leveraging funds to allow for over $209,000,000 of direct investments into the <br />Twin Cities community. <br />Lending Experience <br />NWHP’s community lending programs seek to revitalize neighborhoods by providing families <br />with flexible, below market interest rate loans to purchase and/or rehabilitate a nd improve <br />their existing home. With lower lender fees, including interest rates, our financial products are <br />more affordable for low-to-moderate income households. We successfully originate loans for <br />borrowers who cannot qualify for traditional bank financing and are committed to working with <br />residents who have credit challenges, insufficient funds for down payment or closing costs, or <br />even have inadequate value in their home, making them ineligible for home equity loans or <br />lines of credit. <br />NWHP has extensive experience processing, originating, and closing loans as we have provided <br />residential lending, construction management, and homeownership counseling/education <br />services to residents of the Twin Cities since 1981. <br />Certifications: <br /> NWHP is NMLS registered for loan origination and servicing - NMLS #363923. <br /> The agency is a HUD Approved Lender for Down Payment Assistance programs including <br />amortizing fixed rate and term loans, due on sale/deferred loans, and forgivable loans. <br /> NWHP and its applicable staff have and will maintain licenses, certifications and <br />registrations in compliance with all State and Federal Regulations, as well as <br />requirements of its funding partners. <br /> Staff is trained and certified through NeighborWorks America (NWA) and is a NWA <br />Homeownership Center. <br />Lending Services Currently Performed: <br /> Receiving, processing, evaluating and underwriting loan applications for both down <br />payment assistance and home improvement loans. <br /> Closing loans in-house as well as coordinating with other parties to close down payment <br />loans via title companies. <br /> Managing the construction process of home improvement loans including overseeing <br />the draw process, lien waiver collection and closing out permits. <br /> Construction consultation services for property owners not seeking a loan from us. <br />6
