<br />CITY OF LITTLE CANADA <br />RAMSEY COUNTY <br />STATE OF MINNESOTA <br />ORDINANCE NO. 833 <br /> <br />AN ORDINANCE AMENDING CHAPTER 915 OF THE LITTLE CANADA CITY <br />CODE, KNOWN AS THE ZONING ORDINANCE, BY PROVIDING FOR <br />AMENDMENTS TO ESTABLISH PUD ZONING DISTRICT “G”. <br /> <br /> <br />SECTION 1. The City Council of the City of Little Canada hereby amends Section 915, known <br />as PUD Zoning District, to add Section 915.100, PUD Zoning District “G”, by adding the <br />underlined material and deleting the stricken material as follows: <br /> <br /> <br />915.100. PUD ZONING DISTRICT “G”. The purpose of the PUD “G” District is to <br />provide for a charter school as well as to permit office and office-warehouse uses at 2925 <br />Country Drive, Parcel ID Number 062922140054. <br /> <br />A. Permitted Uses. The following shall constitute permitted uses in the PUD “G” District <br />and shall be allowed by right, subject to compliance with all of the applicable regulations <br />of the Little Canada zoning ordinance and other applicable ordinances, laws, and <br />regulations, unless specifically modified by the requirements of this District. <br /> <br />1. Charter School <br />2. Offices, commercial and professional <br />3. Office-warehouse as defined by this ordinance <br /> <br />B. Accessory Uses. The following shall be permitted accessory uses to an established <br />Principal use within the PUD District: <br /> <br />1. Parking of 1-2 school buses during the designated daytime school hours for the <br />duration of the school year in the location as shown on the approved site plan. No <br />overnight parking of school buses shall be permitted. <br />2. Overnight parking of up to three passenger vans as designated on the approved site <br />plan. <br /> <br />C. Site Layout. At the City’s sole discretion if it is determined that the site plan as presented <br />does not operate in the manner as described and backups or significant traffic impacts on <br />Country Drive at the access points, the Property Owner will be required to make <br />modifications to site layout that are considered satisfactory to the City which could result <br />in improvements on Country Drive. Potential layout options may include the addition of <br />a turn lane or bypass lane at the cost of the owner.
