<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Planning Commission Members <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: May 6, 2019 <br /> <br />RE: 675 Keller Parkway – Simple Subdivision & Variance Request <br /> <br />The City has received a request from Mr. Zekeriya Yargici, Property Owner of 675 Keller Parkway, <br />for a simple subdivision to create two new single-family residential lots. A simple subdivision is a <br />request to divide a lot where the division is to permit the adding of a parcel of land to an abutting lot or <br />create three (3) or fewer lots. The newly created property line will not cause the remaining portion of <br />the lots, or any structures within the Subdivision, to be in violation of the zoning ordinance. This <br />parcel can accommodate a simple subdivision; however, the applicant’s proposed configuration has <br />resulted in a need for two variances. <br /> <br />The applicant is requesting the following variances: <br />1) Reduced minimum lot frontage on Parcel 1 and 2; and <br />2) Reduced off-street parking setback on Parcel 3 <br /> <br />The simple subdivision request includes a vacation of easement that is recorded on the lot. The current <br />easement is located in the middle of the 675 Keller Parkway parcel (running north to south) and was <br />established prior to a lot combination in 2006.
