MINUTES <br />PLANNING COMMISSION <br />MAY 10, 2001 <br />A resident of the area indicated that Gordies' has done a nice job with the <br />landscaping at the back of their property. Duray agreed and indicated that <br />as the evergreens grow, this will help cut down on the amount of noise. <br />I{eis pointed out that the one letter raised the issue of snow storage, but <br />noted that there was an unusually large amount of scow this past winter. <br />Roycraft recommended approval of the Conditional Use Permit allowing <br />commercial recreation (bocce ball) three nights per week up until 10 p.m. <br />as requested by Gordies' Place at 201 East Little Canada Road. <br />Motion seconded by Wojcik <br />Motion carried 6 - 0. <br />PUD Mr. Dick Biagini appeared before the Commission requesting approval <br />AMENDM. ENT of a Planned Unit Development Amendment to allow construction of a <br />2935 COUNTRY 13,770 square foot office/warehouse building at 2935 Country Drive. It <br />DRIVE - was noted that the office portion of the building is proposed at 52% of <br />DICK BIAGINI the square footage area, and in no case will the office portion be less than <br />50%. Biagini described the facade of the building pointing out that it will <br />have a brick exterior and he has eliminated the overhead doors from the <br />south side of the building from what was proposed earlier for Simon <br />Z)elivers. He also indicated that he will have one or two exterior trash <br />enclosures and these will be constructed from brick. <br />Wojcik asked about parking requirements. T'he Planner noted that if the <br />building is 50% office/50% warehouse, 43 parking stalls would be <br />required. Parking requirements increase as the percentage of office space <br />increases. The site plan shows 67 parking spaces. The Planner <br />recommended that if parking along the Condit Street side of the property <br />is not required, that it be eliminated and the landscaping buffer be widened <br />to provide for more effective screening to the west. <br />Biagini agreed with the Planner's recommendation with regard to parking. <br />It was noted that a landscaped berm would be installed to provide for <br />screening to the west. <br />Biagini repotted that he will be constructing the building for spec, and at <br />this point is unsure as to the tenants and the office/warehouse mix. <br />However, a minimum of 50% office space will be maintained and <br />hopefully that percentage will increase. <br />
