MINUTES <br />PLANNING COMMISSION <br />MAY 10, 2001 <br />lack Bougie, Condit Street, asked about access to Condit Street. Biagini <br />pointed out that the existing landscape bean will be extended along <br />Condit. While there may be access between parking lots to the C.I. Title <br />building, there will not be driveway access to Condit. Biagini also pointed <br />out that if the parking along the western edge of the site is eliminated, the <br />landscape berm can be widened from 10 feet to 30 feet. <br />Bougie asked if there will be wood chips on the berm. Biagini reported <br />that a weed retardant fabric will be installed on the berm, both the existing <br />portion and the new portion, and wood chips then installed. Biagini <br />pointed out that the existing berm is too steep to mow, therefore, wood <br />chips were installed. Biagini pointed out that the bean was installed to <br />provide screening from headlights in the parking lot for the residential <br />homes on the west side of Condit. <br />Biagini discussed the type of tenants he will be trying to attract for the <br />building and indicated that he will work to increase the office use to over <br />50% of the building. If the building is leased at 100% office, it will mirror <br />the building to the south. The proposed building is single-story given the <br />size of the land and parking and green area requirements. <br />Duray pointed out the City Engineer's comments regarding elevations and <br />grading plan as well as driveway width. Biagini indicated that he will <br />comply with the requirements of the City Engineer, and indicated that 30- <br />footdriveways will be necessary to accommodate truck traffic. Biagini <br />also reported that he will comply with handicapped parking requirements. <br />Roycraft recommended approval of the PUD Amendment as requested by <br />Mr. Biagini for property at 2935 Country Drive subject to compliance with <br />the recommendations of the City Planner and the City Engineer, subject to <br />the City Engineer's approval of fill and grading plans, and indicating that <br />30 foot driveway widths appear to be reasonable. <br />Motion seconded by Carson <br />Motion carried 6 - 0. <br />VARIANCE - Tsgeroman Abraham, 2535 Stark Street, appeared befa~e the Commission <br />2535 STARK requesting approval of a Variance from the 10-foot setback requirement <br />STREET- for side yard setback so that she can construct a garage 5 feet from her <br />ABRAHAM side yard properly line. Abraham pointed out that due to the placement of <br />the house on the lot there is no way that a ] 0-foot side yard setback could <br />be met. Abraham indicated that she currently has no garage and would <br />tike to construct a 2-car garage on her property. The proposed width of <br />~~ <br />
