MINUTES
PLANNING COMl1!IISSION
JUNE 14, 2001
The City Planner pointed out that agarage-style door would facilitate the
storage of vehicles. The proposal is for an accessory building that would
accommodate the storage of office equipment and property maintenance
equipment. The Planner felt that it was more appropriate to have an
accessory bui]ding that looked like a storage building than a garage.
Philbroo(< suggested that if the building is placed so that garage door faced
north or south, it would not be visible from Little Canada Road He noted
that there had been a garage on the property atone time and the slab for
this garage still exists. IY would be his plan to utilize the existing slab,
modifying its size somewhat to accommodate the storage building.
Roycraft noted that the existing slab is larger than the proposed storage
building, and asked if a portion of the slab would be removed. Philbrook
replied that the slab would be reconfigured to ft the accessory building-
Philbrook reported that the decision to construct an accessory building is
purely economic in nature. He noted that the annual rental fees they pay
for off-site storage over the course of one year is the same as what they
will pay to construct this accessory building.
"There was no one present wishing to comment on this matter.
The City Planner indicated that his preference would be to limit the doors
on the accessory building to service-type doors so that the building looks
like part of an office building.
Mr. I{eis recommended approval of the Conditional Use Permit
Amendment expanding a commercial use by the construction of an
accessory storage building as requested by G(oba] Volunteers at 375 East
Little Canada Road subject to compliance with the recommendations of
the City Planner with the exception that the Commission recommends
allowing agarage-style door on the accessory building provided that this
door face north and that vehicular storage not be allowed in this building.
Motion seconded by Knudsen-
Motion carried 7 - 0.
VARIANCE - Bryan Montgomery, 90 Rosewood Drive, appeared before the
90 ROSEWOOD Commission requesting approval of a Variance to allow asix-foot
DRIVE - high fence abutting a public street as well as allow construction of a
BRYAN 100% opaque fence. Montgomery also requested a Variance to allow
MONTGOMERY placement of the fence closer than the 30-foot setback requirement.
Montgomery presented a petition signed by property owners in the area
supporting his request.
