MINUTES <br />.PLANNING COMMISSION <br />AUGUST 16, 200]. <br />Mr. Mertes was concerned that adding ou to the existing garage would <br />interfere with the use of his deck Mr. Mertes pointed out that both their <br />realtor and they called the City Center and were informed that the CUP <br />should not be a problem. <br />Barraclough pointed out that if the existing garage is added onto and the <br />total square footage is kept under 1,000 square feet, a CiJP would not be <br />required. However, a CUP is required for an accessory garage regardless <br />of the amount of squa~ e footage. <br />Duray indicated that the consideration for him is how the proposed <br />accessory garage would fit into the neighborhood. Duray felt that the <br />proposed garage did not work too well in this particular neighborhood. <br />Mr. Mertes indicated that his understanding was that the property owner <br />to the south was in favor of his proposal. Had he known otherwise, he <br />would have worked with Shat neighbor to resolve his concerns. <br />Barraclough again indicated that he looked at the area and was concerned <br />that the proposed accessory garage would be very visible. He noted that iu <br />other situations were C'UP's have been approved, the property was <br />typically larger and the garage was less visible. <br />Barraclough recommended the following options in order of their <br />preference relative to the CUP application for 3058 Greenbrier Street, as <br />well as compliance with the recommendations of the City Planner as <br />contained in his August 13, 2001 report: <br />• that the existing garage be added onto and total garage space be <br />limited to under 1,000 square feet; <br />• that a Conditional Use Permit be granted for a detached <br />accessory garage with total garage space kept under 1,000 <br />square feet that that the accessory garage be placed 6 feet from <br />the rear of the existing attached garage. <br />Motion seconded by Duray. <br />Motion carried 4 - 0. <br />PUD PERMIT - Paul Knowlan, R. J. Marco Construction, appeared before the Commission <br />2945 COUNTRY requesting a PUD permit to construct a 16,106 square foot office/ <br />DRIVE - warehouse building at 2945 Country Drive. It was noted that the building <br />R. J. MARCO would consist of 9,163 square feet of office space and 6,807 square feet <br />CONSTRUCTION of warehouse space. The building would have a single user, a Germa^ <br />company called Sick Maihal<, which tests, analyzes, and monitors <br />
