MINUTCS <br />PLANNING COMi\9ISSLON <br />AiJGUST 1 G, 2001. <br />emissions for companies such as Xcel Energy. The warehouse space <br />would be used for storage of mobile testing equipment. Knowlan pointed <br />out that the building would be surfaced with rock-face block with some <br />smooth face block accents. Knowlan further reported That there would be <br />a berm on the western edge of the property. The height of the berm will <br />be taken down to a manageable level. The berm will be sodded and 6-foot <br />I31ack Hills spruce trees will be planted on the bean. A retaining wall will <br />be installed along the north side of the property. <br />Mrs. Zoch asked if there will be a grass boulevard area ou the west side of <br />the landscape berm. I{nowlau replied that there wi[1 be grass on the west <br />side of the property between Condit Street and the spruce trees. <br />Knowlan reported that he has reviewed the recommendations of the City <br />,Planner and the City >/ngineer and indicated that they have no problem <br />complying with those recommendations except for the Planner's <br />comments regarding location of the trash enclosure. Knowlan indicated <br />that they are flexible with the location, however, felt there would be <br />adequate room for the enclosure along the north property lice as proposed. <br />The City Planner indicated that location of the trash enclosure on the north <br />side of the site is acceptable provided there is room for truck access in this <br />area. <br />Mrs. 7.,och asked the amount of parking spaces. Knowlan replied that 66 <br />parking spaces are proposed. <br />Duray asked about business hours. Knowlan reported that the company's <br />hours are 8 a.m. to 4:30 p.m. Monday through Priday. <br />Wojcik asked about semi-truck traffic. Knowlan reported that the <br />business does not receive deliveries via semi-truck, but rather LIPS-type <br />trucks. He estimated 1 to 2 of these truck deliveries per week. <br />Duray felt that the business proposed seems to be a more neighborhood- <br />friendly business than those previously proposed for this site. <br />Mrs. Loch expressed concern that when the C.1. Title building was <br />constructed, there was construction activity on the site at 4 a.m. or 5 a.m. <br />Complaints about these code violations went unaddressed. Concern was <br />also expressed that construction equipment utilized Condit Street. <br />Knowlan reported that R. J. Marco had no problem with a limitation that <br />construction activity could not occur prior to 7 a.m. He also indicated that <br />there would be no need to utilize Condit Street for construction vehicles or <br />equipment. <br />
