MINUTES PLANNING COMMISSION AUGUST 1G, 2001 Mr. Zoch reported that this construction traffic has fora up Condit Street and asked who would pay for the repair of the street. Jack Bougie expressed concern that the City Administrator has indicated that when Condit Street is improved there will be the need for 17 feet of additional right-of--way for the street given there is currently only 33 feet ofright-of--way. P3ougie indicated that the residents in the area suppoirt the right-ot=way width remaining at 33 feet. Bougie and Mr. Zoch also pointed out that the City Administrator has indicated that the additional 17 feet would come from their properties. Mr. Zoch was strongly against this and pointed out that he has already given right-of way for Condit Street. Additional taking ofright-of--way would disturb his trees. Both Bougie and 'Loch urged the Commission to consider the placement of this proposed building so that any future right-of--way would come from the east and not the west. Bougie and Zoch also expressed concern for the weeds along the existing bean. I{nowlau indicated that there may be room on the site to provide for future dedication of the 17 foot right-of--way. Knowlan requested that the Commission allow the use of rock-face block on the exterior of the building rather than the brick recommended by the City Planner. The'Planner noted that it was his impression that only smooth faced block was going to be used. I{nowlan clarified the use of rock-face block with smooth block as accents. The Commission felt the reconvnendation should stand with the City Planner and the developer to work out this issue prior to the City Council meeting. Mr. Barac(ough recommended approval of the PUD Permit allowing construction of a 16,106 square foot off ce/warehouse building at 2945 Country Drive as proposed by R. J. Marco Construction subject to compliance with the recommendations of the City Planner and City Engineer, subject to a limitation on construction hours of 7 a.m. to 7 p.m., subject to there being uo use of Coedit Street by consu action traffic, and urging the City Council to consider any future need for Coedit Street right-of--way to come fi~om the east side of Condit. Motion seconded by Duray. Motion carried 4 - 0.
