MINUTES
C[TY COUNCIL
AUGUST 22, 2001
Cindy Mentes, 3058 Greenbrier Street, reported that prior to purchasing the
property they researched the potential for construction of a large accessory
garage. They discussed the matter with the Building Official and were
informed that while they would need to go through the Conditional Use Permit
process, it should not be a problem given the size of their property. Mentes
reported that they have two vehicles, a classic car, and a boat and they would
]il<e to get these things stored inside.
Fahey noted that the Planning Commission did recommend approval of the
CUP, however, they recommended that the total accessory garage space be
decreased to 1,000 square feet and the space be either added onto the existing
gu~age or a detached garage be placed six feet behind the existing garage.
Mentes reported That she prepared an amended proposal that was in Keeping
with the recommendation of the Planning Commission, and she submitted that
proposal to the Council for their review. She indicated, however, that they
would like to pursue their original proposal and again pointed out the
information she received prior to purchasing the property that what they would
like to do would not be a problem.
Scalze asked if the proposal submitted this evening should be reviewed by the
Planning Commission. The City Planner indicated that in reviewing the new
proposal he finds it to be in line with the recommendation That the Planning
Commission made. Therefore, it should not be necessary for the Commission
to review it. The new proposal shows a 22-foot by 25 foot garage located 6
feet behind the existing garage. Total square footage of the existing garage,
minus the foyer area, and the new garage would be 990 square feet.
Fahey asked about access to the new garage. The City Planner noted that the
existing garage is located 29 feet from the property line. The new garage could
be placed at the 10-foot setback line, resulting in an offset that would allow for
a blacktop drive alongside the existing garage and into the new garage. There
would only be about 3 feet of the new garage that would be located behind the
existing garage.
Mentes again stated that they would like to pursue their original proposal given
the fact that they purchased this property relying on information that was
provided to them that their plans for an accessory garage would not be a
problem given their lot size. Mentes noted that the Building Offcial even
helped them to calculate the struts for the garage that they were proposing.
Scalze asked for clarification on the size of the existing garage. Fahey noted
that the existing garage is 20 feet by 24 feet, minus 40 feet for the foyer area
that extends into the garage for a total of 440 square feet.
