MINU'T'ES <br />CITY COUNCIL <br />AUGUST 22, 2001 <br />Fahey noted that the Planning Commission felt that the larger building <br />proposed would be out of character with the neighborhood. This is one of the <br />factors considered for a Conditional Use Permit. Fahey indicated that often <br />times a buyer will make a purchase agreement for a property contingent upon <br />the approval of various zoning items. Fahey stated that the City is not bound <br />by any conversations that the Mentes' may have had with the Building <br />Inspector. Fahey felt that the new proposal met the recommendations of the <br />Planning Commission and the City Planner. Fahey agreed that the larger <br />garage originally proposed would be out of character in the neighborhood. <br />Scalze asked about the driveway for the new garage. Mentes replied that the <br />existing driveway will be added onto so that it loops around the side of the <br />existing garage and accesses the new garage. The looped area will be the <br />width of one car. <br />Fahey indicated that he would be less concerned about the total square footage <br />if the Mentes added on additional garage space to their existing garage. He <br />realized that this would result in a change of roofliues for the garage- <br />J~,towever, he felt that having all the garage space in one building would be <br />more functional for the property owner and less intrusive for the neighborhood. <br />Mentes stated that adding on to the existing garage would interfere with their <br />existing deck. However, she indicated that this is something that they could <br />take a look at. <br />Scalze asked the setback of the proposed garage from the side lot line. Mentes <br />estimated the setback at l2 feet. Fahey pointed out that this would put <br />approximately 5 feet of the new garage behind the existing garage. Scalze <br />noted that the new garage would be visible from the front of the house. Fahey <br />noted that the Planning Commission did not make a recommendation on the <br />setback of the new garage from the side property line, but did recommended a <br />6 foot separation between the garages. <br />Fahey suggested that the Council could approve the revised proposal submitted <br />this evening. However, if the Mentes would add onto their existing garage, he <br />would be willing to consider increasing the amount of square footage since he <br />felt an addition would have less impact on the neighborhood. <br />Fahey asked if there was anyone from the general public wishing to comment <br />on this matter. <br />Joanne Macley, 3045 Greenbrier Street, expressed concern that it appears the <br />square footages involved keep changing.
