The focus for <br />north of Little Canada Road has now changed to primarily office. The <br />Administrator pointed out that an office concept can meet the requirements of <br />the Redevelopment Guide because office space does not require parking <br />abutting the street. Retail space wants parking that immediately accesses the <br />front of the building. <br />Scalze pointed out the recommendation of the Planning Commission for <br />dressing up both the north and south sides of the proposed retail shops. The <br />Planner agreed that a much betterjob could be done with the south side of the <br />building. Montow~ felt that the front could be dressed up as well Montour <br />indicated that if the Council agrees that parking should be allowed between the <br />building and Rice Street, the other issue is what will the building look like. <br />Montour stated that what he has seen so tar is not acceptable to him. Montour <br />agreed with the recommendation of the Planning Commission for making <br />individual storefronts and varying roollines. Montour stated that he was <br />looking fora "main sheet" appearance. <br />Fahey stated that the strip mall concept was objectionable to him. LaValle <br />suggested a freestanding store for Snyders without the attached strip mall. <br />Grootwassink felt this was a waste of land and was not sure it would work <br />economically. <br />Fahey pointed out that this is the tirst time the City has reviewed this concept. <br />Ile suggested that the front line parking was not a deal breaker, and the issue <br />was the type of building. <br />I<nowlau asked what additional requirements are imposed in this area versus <br />the at~ea where the Goodyear project was developed. The City Planner <br />indicated that more brick is required in the redevelopment area. Knowlan <br />suggested that they try to rework the concept to see if they can come up with <br />something closer to what the City is looking for. Fahey suggested that, if <br />necessary, a workshop meeting can be called to review concepts with the <br />developer. <br />The City Adminisd~ator reported that this proposal was presented to the <br />Council as a concept given it is a major deviation from the Developrent <br />Guide. The Administrator indicated that the City would Tike a new <br />freestanding Snyders store in Little Canada, and suggested that perhaps there is <br />away to make the project work for both the developer and the City. <br />CUP PLANNED Pahey opened the Public 1 fearing to review the Conditional Use Permit <br />UNIT PUD as well as Concept Stage and Development Stage PUD in order to <br />DEVELOPMENT- allow the construction of fourteen (14) office/condominium units on property <br />s <br />
