MINUTES <br />CITY COUNCIL <br />JANUARY 2G, 2000 <br />The Administrator pointed out that it will take approximately 30,000 <br />square feet to make the site work. With the soil corrections, the ideal <br />would be a two-story building with a 15,000 square foot footprint. <br />Hotzler and Grootwassink discussed the efforts they make in marketing <br />and/or leasing a property. Hotzler felt that the developer that would be <br />interested in this site would be someone north of St. Paul within a 3 to 5 <br />mile radius. <br />Fahey felt that the property should be listed with a firm. He suggested the <br />sales associate from Colliers Towle who submitted the proposal should be <br />contacted and informed that the City in interested in her proposal without <br />the monthly retainer fee, and that the City would pay some of the up front <br />costs. It was estimated that those up front costs could be about $3,000. <br />The Administrator felt that the Rice/Little Canada Road sites will be easier <br />to market once Little Canada Road is improved. <br />Pedersen asked how soon construction of a new Snyders would <br />commence. <br />Grootwassink replied that they would begin as soon as they could, <br />possibly in the spring. <br />Grootwassink asked the City's plans for Rice Street south of Little Canada <br />Road. <br />Fahey reported that he is not interested in purchasing any of the properties, <br />and suggested that the properties would redevelop as developers step <br />forward. <br />The City Administrator reported that he met with Sherman Rutzick today <br />regarding the potential of a senior housing project on his property. The <br />Administrator suggested that there may be difficulty in generating enough <br />increment for a housing project. The Administrator further reported that <br />he had previously been contacted regarding an assisted-living housing <br />project. However, the entity interested in doing a project like this would <br />be non-tax-paying and was told the project would not work. <br />There being no further business, the workshop meeting was adjourned at <br />7:30 p.m. <br />
