MINUTES <br />CITY COUNCIL <br />AUGUST 23, 2000 <br />Scalze suggested that the real issue is that the business is doing well and <br />the business needs more space. Scalze also pointed out that construction <br />of an accessory building rather than placing an addition onto the principle <br />building, circumvents the need to install a sprinkler system in the building. <br />Mr. Valento pointed out that the cost of installation of a sprinkler system <br />is $30,000 without doing any work to fix the trusses. He noted that that <br />cost would have to be recovered through an increase in the rent charged <br />for the building. Valento estimated that there is only approximately 20 <br />years of additional life in this building; therefore, the cost would have to <br />be amortized over that time period. <br />Morelan felt the bottom line was that Mr. Valento should have the ability <br />to put an accessory building on his property. Morelan felt that Mr. <br />Valento has proposed the only place that was feasible to locate the <br />accessory building on the property given the encumbrances that existing <br />easements place on the use of the lot, therefore, a variance was justified. <br />Mr. Fahey introduced the following resolution and moved its adoption: <br />RESOLUTIONNO. 2000-8-189 -APPROVING THE VARIANCE <br />FROM THE SIDE YARD SETBACK REQUIREMENT OF FIFTEEN <br />(I S) FEET FOR 3179 SPRUCE .STREET AS REQUESTED BYMR. <br />DON VALENTO BASED ON THE FINDINGS OF FACT AS <br />OUTLINED BY THE PLANNING COMMISSION AND CITY <br />PLANNER, GIVEN THE PRECEDENT WHICH EXISTS IN <br />APPROVALS OF SIMILAR VARIANCES, SUBJECT TO <br />CONFIRMATION BY THE BUII.I)ING OFFICIAL AND/OR PUBLIC <br />WORKS DIRECTOR THAT THE TRUSSES IN THE 7UILDING <br />CORRESPOND TO THE DIAGRAM PREPARED BYMR. VALENTO, <br />AND SU73JECT TO THE USE.OF THE ACCESSORY BUILDING <br />REMAINING INCIDENTAL TO THE PRINCIPLE USE OF THE <br />PROPERTY; AND FURTHER STIPULATING THAT SHOULD THE <br />INFORMATION ON THE TRUSSES AS REPORTED BYMR. <br />VALENTO NOT BE CORRECT, THEN THE VARIANCE IS HEREBY <br />DENIED <br />The foregoing resolution was duly seconded by LaValle. <br />Ayes (4) Fahey, LaValle, Morelan, Pedersen. <br />Nays (1) Scalze. Resolution declared adopted. <br />
