However, with the screening and landscaping proposed, the <br />semis would not be visible from Country Drive. <br />Morelan pointed out that he was not at the Council meeting were the <br />concept was represented; however, it appears that there are some <br />substantial deviations in what is being presented tonight. Morelan pointed <br />out that it was presented that the building would have anoffice-style <br />appearance. Morelan did not feel the building being presented resembled <br />an office given the large overhead doors on the north and south sides. <br />Morelan felt that the 90/10 warehouse/office split was as close to a pure <br />warehouse building as you could get. Morelan did not feel this was the <br />right area for warehouse and felt that the 50/50 split ofoffice/warehouse <br />that the Council had agreed to was a better fit for the area. Morelan also <br />pointed out that Mr. Biagini presented to the Planning Commission that <br />there could be up to 5 to 6 semi deliveries per day and pointed out the <br />numerous delivery vans that would be coming and going from this facility. <br />Fahey asked if Biagini had a signed lease with Simon Delivers. Biagini <br />replied that the lease would not be signed until the Council takes action <br />this evening. Biagini indicated that he realizes that if Simon Delivers is <br />not the tenant for the facility, that the building will have to go back to a <br />50/50 office/warehouse split. <br />Fahey pointed out that the Council was more comfortable with the 50/50 <br />split, and asked Biagini why he did not pursue a tenant that needed that <br />kind of space. <br />Biagini indicated that he could construct the building as a spec project, but <br />pointed out that that was risky. He indicated that he has a 30,000 square <br />foot office building located to the south. Biagini noted that office space <br />requires restaurant and other services, and noted that particularly <br />restaurant services are limited in the nearby area. Therefore, he felt that <br />an office/warehouse split was preferable, and pointed out that Simon <br />Delivers is proposed at a 90/10 warehouse/office split. <br />Biagini also pointed out that the building would have the same exterior <br />appearance as the office building he developed to the south. He noted that <br />if the Council does not approve the 90/10 warehouse/office split for Simon <br />Delivers, he would be constructing a speculative 50/50 building. Biagini <br />noted that depending on the tenants that lease the building, the semi truck <br />traffic as well as traffic in general could be higher than what would result <br />from the Simon Delivers business. Biagini reported that in addition to the <br />semi truck traffic, Simon Delivers would have 12 delivery vans and 32 <br />employees at the site.
