Hanson
During the summer of 1999, the City Council held a workshop to discuss zoning compliance
issues regarding private properties (specifically the Ryan Industrial Park area). During this
discussion, City Council members suggested that all City properties should be reviewed and
held to the same zoning code standards as required of other properties located in Little Canada.
Upon the Pioneer Park site review, it was noted that the parking space requirement does not
comply with the requirements of the City zoning ordinance and as such this issue has been
brought before you for your recommendation in this matter.
Pioneer Park is located between Centerville Road and Desoto Street north of LaBore Road.
This thirty-four (34) acre site is zoned "P:' The purpose of the "P", (Public/Semi Public) District
is to ensure City control over those lands now used publicly orsemi-publicly, by establishing
City review procedures in the event of change in land use or activity.
Required Parking Spaces per City of Little Canada Ordinance;
Public Parks, Playgrounds and Playfield. At least five (5) parking spaces for each acre of park
over one (1) acre; two (2) parking spaces per acre for playgrounds, and ten (10) spaces for
each acre of playfieid. When a public recreation site has more than one (1) use designation, the
areas must be divided for determining the required parking space.
Calculation based on City of Little Canada Zoning Ordinance
Pioneer Park - 34 acres
Public Park 17 acres (x 5) 85 spaces
Playgrounds 1 acre (x2) 2 spaces
Piayfield 15 acres (X10) 150 spaces
Total 33 acres" 237 spaces
`(one (1) acre calculated for current parking areas)
Page 3
