MINUTES
PLANNING COMMISSION
JANUARY 13, 2000
Tubbesing described the fence that he is proposing to screen his
outdoor storage. He pointed out that his plan shows a gate to
County Road C, but indicated that the gate can be removed it that
is the desire of the City. The Planner indicated that there is no
reason to have the gate in that location.
Knudsen asked if the existing house and hill would come down.
Tubbesing replied that it would, the east end of the property would
be leveled to match the adjacent grades.
Tubbesing described his parking plan for the property and
indicated that the front parking would be retained for customer use
and he and his two employees would park inside the storage lot.
Knudsen asked if the storage vehicles would be visible. Tubbesing
reported that during the day when the gate is open, they would be
visible from his fi~ont parking area.
Keis asked the number of cars that Tubbesing is proposing to store
on the lot. Tubbesing reported that he has 50 cars now and would
like 58 storage spaces. While the storage area is increasing in size,
the number of cars are not increasing in proportion. This is
because cars will be parked in rows with spaces in between for
better access, rather than abutted up against one another.
Montour asked what will happen to the business that currently
occupies the house. Tubbesing reported that the business is Kevco
and they will be moving into the garage that is attached to his
building. This business is a one-man boat repair business.
Tubbesing pointed out the cold storage addition that he plans to
add to the side of his building. He also noted that he will be
reroofing the building and giving it a face-lift.
A resident of Park Street asked what a rezoning from B-3 to B-4
meant. This resident also expressed concern about the condition of
the Frattalone property on Park Street as well as the activities that
occur in that building.
The City Planner reported that the B-4 District is a combination of
the uses allowed in the B-2 and B-3 Districts. B-4 zoning allows
motor vehicles sales as well as minor auto repair by conditional
use permit.
13
