MINUTES <br />PLANNING COMMISSION <br />JANUARY 13, 2000 <br />Tubbesing described the fence that he is proposing to screen his <br />outdoor storage. He pointed out that his plan shows a gate to <br />County Road C, but indicated that the gate can be removed it that <br />is the desire of the City. The Planner indicated that there is no <br />reason to have the gate in that location. <br />Knudsen asked if the existing house and hill would come down. <br />Tubbesing replied that it would, the east end of the property would <br />be leveled to match the adjacent grades. <br />Tubbesing described his parking plan for the property and <br />indicated that the front parking would be retained for customer use <br />and he and his two employees would park inside the storage lot. <br />Knudsen asked if the storage vehicles would be visible. Tubbesing <br />reported that during the day when the gate is open, they would be <br />visible from his fi~ont parking area. <br />Keis asked the number of cars that Tubbesing is proposing to store <br />on the lot. Tubbesing reported that he has 50 cars now and would <br />like 58 storage spaces. While the storage area is increasing in size, <br />the number of cars are not increasing in proportion. This is <br />because cars will be parked in rows with spaces in between for <br />better access, rather than abutted up against one another. <br />Montour asked what will happen to the business that currently <br />occupies the house. Tubbesing reported that the business is Kevco <br />and they will be moving into the garage that is attached to his <br />building. This business is a one-man boat repair business. <br />Tubbesing pointed out the cold storage addition that he plans to <br />add to the side of his building. He also noted that he will be <br />reroofing the building and giving it a face-lift. <br />A resident of Park Street asked what a rezoning from B-3 to B-4 <br />meant. This resident also expressed concern about the condition of <br />the Frattalone property on Park Street as well as the activities that <br />occur in that building. <br />The City Planner reported that the B-4 District is a combination of <br />the uses allowed in the B-2 and B-3 Districts. B-4 zoning allows <br />motor vehicles sales as well as minor auto repair by conditional <br />use permit. <br />13 <br />
