MINUTES <br />PLANNING COMMISSION <br />JANUARY 13, 2000 <br />Barraclough recommended approval of the Variance from the rear <br />yard setback requirements as requested by R. J. Marco <br />Construction for the Rice Street redevelopment site based on the <br />finding that a hardship exists given the shallowness of the lot as <br />well as the requirement by the State and County for the dedication <br />of 17 feet of additional right-of--way for Rice Street. <br />Motion seconded by Knudsen. <br />Motion carried 6 - 0. <br />The Planner reported the need for approval of a property division <br />by metes and bounds description. The developer would like to <br />proceed with the financing of the property and the sale of a portion <br />of the site that lies to the east toward Park Street. Given the <br />lengthy process for finalization and recording of a plat, division of <br />the portion to be sold by metes and bounds description would <br />speed up the process for the developer. The Planner noted that the <br />Commission also needs to act on the Preliminary Plat for the site. <br />Barraclough recommended approval of a Property Division by <br />metes and bounds description as well as the Preliminary Plat for <br />the Rice Street redevelopment site as proposed by R. J. Marco <br />subject to compliance with the recommendations of the City <br />Planner and the City Engineer. <br />Motion seconded by Knudsen. <br />Motion carried 6 - 0. <br />Barraclough suggested that when the developer comes back for <br />Final Plat, Architectural Review, and action on the CUP for <br />signage, that a color rendering of the building be presented to the <br />Commission. He felt this would be helpful in their review of the <br />project. <br />CUP - The City Planner reported that R. J. Marco Construction is <br />75 WEST requesting a Conditional Use Permit allowing additional signage <br />VIKING DR. - on a multiple occupancy business building located at 75 West <br />R. J. MARCO Viking Drive. The City Planner reported that he has reviewed the <br />sign placement as proposed and would recommend approval. <br />t~ <br />
