MINUTES <br />PLANNING COMMISSION <br />APRIL 13, 2000 <br />Precision Tree indicated that they are proposing to surface their parking <br />lot with millings which would be compacted. The Planner is <br />recommending that the parking areas be blacktopped. <br />It was noted that the Ordinance limits outdoor storage to 75% of the size <br />of the building or 25% of the size of the property, whichever is less. <br />Montour noted that Precision Tree did not meet these limitations on <br />Country Drive. The Planner pointed out that the Country Drive property <br />was not zoned I-P, therefore, not subject to these requirements. <br />Precision Tree noted that they are changing locations due to government <br />action. Therefore, felt that they should be allowed to continue operating <br />with the '/~ acre of outdoor storage that they currently have. <br />Knudsen pointed out that the Commission has to deal with the issue of <br />precedent. If the governmental action is a justification for allowing the <br />outdoor storage to exceed I-P District limitations, he did not want to see <br />governmental action used as a reason for any variance from Code <br />requirements. <br />Kraemer pointed out that the move is necessitated by a governmental <br />action, and Precision Tree is not proposing any more outdoor storage than <br />they currently have. <br />Knudsen indicated that he felt the plan was a reasonable one, but he did <br />not want to set a precedent and leave the door open for someone else. <br />Precision Tree also pointed out that the outdoor storage would not be <br />visible from the street. <br />Montour asked if there are future plans to increase the amount of outdoor <br />storage. Precision Tree indicated that if they add on to their building, they <br />may approach the City for an increase in outdoor storage area. The <br />Planner pointed out that any expansion of the site will require an <br />amendment to the CUP. <br />Duray asked how long Precision Tree has been looking for sites. They <br />replied that they have been looking for 7 or 8 months. Sites are at a <br />premium and difficult to find. Precision Tree would also prefer to remain <br />in Little Canada. <br />Knudsen recommended approval of the Conditional Use Permit for <br />outdoor storage and the Variance from the setback requirements for the <br />triangular property located on South Owasso Blvd. as requested by <br />Precision Tree subject to compliance with the recommendations of the <br />
