MINUTES <br />PLANNING COMMISSION <br />APRIL 13, 2000 <br />Montour suggested to Mr. Mikrot that he consider moving the fence <br />behind the landscaping. <br />Ms. Kraemer recommended approval of the Conditional Use Permit for <br />outdoor storage at 221-225 Ryan Drive as requested by Mikrot Roofing <br />subject to compliance with the recommendations of the City Planner. <br />Motion seconded by Carson. <br />Motion carried 7 - 0. <br />CUP - The City Planner reported that Precision Tree has requested a Conditional <br />SO. OWASSO Use Permit for outdoor storage and a Variance from the setback <br />BLVD.- requirements in order to locate their business on the triangular piece of <br />PRECISION property on South Owasso Blvd. <br />TREE <br /> Duray asked about screening the business from the residential use at the <br /> back of the property. Precision Tree noted that the existing trees will <br /> remain on the back angle of the property. These trees currently provide <br /> screening from the adjacent residential use. <br />Precision Tree noted the shape of the property which limits the usable <br />area. Precision Tree requested that they be allowed more outdoor storage <br />area for their business than is currently allowed in the I-P District. <br />The City Planner indicated that the I-P District sets some strict limitations <br />on the amount of outdoor storage. Additionally, the I-P District requires <br />the use of certain materials for building construction. The Planner noted <br />that Precision Tree has a lot of outdoor storage needs. The company has <br />had some difficulty in finding a compatible site for their business, and the <br />Planner noted that they are relocating from their site on Country Drive. A <br />critical issue is that the business is being forced to relocate because of a <br />City-assisted project on Country Drive. <br />Montour asked the size of Precision Tree's current outdoor storage area. <br />Precision Tree estimated the size at 'h acre and reported that this is what <br />they are proposing on the South Owasso Blvd. property. There is no <br />increase in outdoor storage area over what they currently have. Precision <br />Tree also pointed out the proposed placement of their building on the site <br />and the plans for future expansion of the building. Precision Tree also <br />presented the Commission with a list of building materials, which they <br />indicated will meet the ordinance requirements. <br />to <br />
