The four lots further east should remain R-1 and are located across <br />the street from R-1 zoned properties. <br />Hentges again raised the issue of the condition of the property at 61 <br />County Road C. The Zoning Administrator pointed out that the City does <br />not have a housing code. However, she would ask the Building Oflcial to <br />take a look at the garage and determine whether or not it is hazardous <br />under the UBC. <br />The City Administrator reported that the Building Official did look at the <br />garage a couple of years ago and determined that it was not a hazardous <br />structure. The Building Official will be asked to take another look at the <br />garage. <br />Bill Suchy, 73 West County Road C, asked if the RB zoning would allow <br />him to reconstruct his house if it were destroyed. The City Planner <br />reported that if the property were rezoned from B-3 to RB, the house could <br />be reconstructed if it were destroyed by more than 50%, subject to setback <br />requirements. <br />Knudsen pointed out that a rezoning from B-3 to RB would be more <br />restrictive in terms of the types of commercial uses that would be allowed <br />for these properties. <br />Mike Van Wert, 55 West County Road C, expressed concern about the <br />traffic on County Road C. Van Wert asked about the long-term plans for <br />the area. Keis pointed out that anything that is done in terms ofthe <br />rezoning of these properties will not change the traffic on County Road C. <br />Keis pointed that the City's Comprehensive Plan addresses the long-term <br />use of the area. Keis stated that his recollection is that most of the area is <br />proposed to remain residential up to the Poolside property and then the <br />long-term plan would be for business usage on both sides of County Road <br />C. <br />Van Wert expressed concern about the coffee shop and the fact that there <br />is adrive-through planned. Van Wert was concerned about traffic to and <br />from the coffee shop and the turning patterns in and out of the lot. <br />Keis felt that the coffee shop use was a good one for the area. <br />Hentges asked if Rosewood Drive would be posted as No Parking, No <br />Through Traffic, and Watch for Children. Keis suggested that if the <br />Rosewood Drive residents are interested in signs of this type, they should <br />contact the Public Works Department. Keis pointed out that the issue <br />before the Commission this evening is that of the rezoning. Keis felt that <br />13 <br />
