For the purpose of operating a billiard <br />room and selling pool and billiard related items such as tables, table cloth, cue sticks, pool and <br />billiard balls, etc.: <br />Term: 10-year lease with option to renew for 10 years <br />Base Rental: Year 1: $4.00 per sq. ft. <br />Year 2: $5.00 per sq. ft. <br />Years 3-10: Base rent increase 3% per year <br />Tenant's Responsibility: Tenant shall be responsible for pro rata share of real estate <br />taxes, property insurance, general maintenance, utilities and <br />CAM costs. <br />Delivery Condition: Landlord shall deliver the premises in good working order, <br />the roof water-tight and also perform the following, as per <br />tenant's request: replace damaged carpeting at <br />foyer/entrance. <br />Signage: Tenant shall have the right to place signage on/in the <br />premises, satisfactory to tenant.
