Gootwassink <br />March 30, 2000 <br />Page 2 <br />Conditions & Contingencies: The above proposal/letter of intent is contingent upon <br />Coliseum Billiards, Inc. obtaining a billiard parlor/ <br />amusement center license and necessary business operating <br />licenses as maybe required by the City of Little Canada, <br />Ramsey County and the State of Minnesota to operate a <br />billiard parlor in the City of Little Canada within <br />approximately sixty (60) days from the execution of the <br />lease. <br />Tenant Improvement: Tenant shall improve the space as per tenant's proposal to <br />expand the restrooms, install light fixtures over billiard <br />tables, build and install pay counter, pro shop, snack bar and <br />install room air cleaners. A formal remodeling plan to be <br />submitted to lessor for approval prior to commencement of <br />remodeling, with remodeling work to be performed by <br />reputable, licensed and bonded contractors. <br />It is understood that this letter serves as an outline and is not binding on either party, and <br />would be superceded by a mutually acceptable lease executed by all parties involved. <br />If the above proposal is acceptable, please acknowledge below and return a copy of this <br />letter to us as soon as possible.
