TO: Little Canada Planning Commission <br />FROM: Daniel and Wendy Tacheny <br />DATE: July 18, 2000 <br />RE: Tacheny Garage Variance <br />We are applying for a variance to have a two car detached garage built on our property at 743 E. <br />County Rd B2. This detached gazage would be taking the place of a large, old and unsafe <br />chicken coop structure. We have spent countless hours exploring other possible garage sizes <br />and locations with our surveyor, builder and architect, but all parties agreed that the proposed <br />location of the detached gazage (per survey) became the only possible and sensible location. <br />There are five main reasons why we decided to build a detached garage instead of making the <br />attached garage larger. <br />1. Our lot will not accommodate building a larger attached garage because the existing well <br />and private sewer system are in the way. Preserving large trees, working with the existing well, <br />septic easement, steep grades as well as blending in with the neighborhood were all <br />considerations made in planning the house and gazage layout. Positioning of the house on the <br />lot was a challenge (even with a two car garage). Physically walking and viewing our lot is <br />critical in understanding the proper structure placement for this lot. <br />2. Making the attached garage bigger would create grading and water problems for our <br />neighbors (the Kings). Our garage elevation is much higher than our neighbors property. This <br />elevation difference would create a very steep grade on the east property line if the attached <br />garage got larger. It will also send runoff water onto our neighbors property. <br />3. Architectural style and beauty would be compromised if we built our home with a four car <br />attached garage. Without the extra detached gazage, our property would have a tendency to get <br />cluttered with junk. We believe that the total amount of garage square footage (1243 sq. ft. <br />includes both garages) that we are proposing to build on our one acre lot is not unreasonable. <br />Almost every new home built today has at least a three car garage (including starter homes on <br />1/4 acre lots). <br />4. Our registered land surveyor (E. G. Rud and Sons) informed us that everything was <br />satisfactory with the easements and set backs with regards to the detached garage. <br />5. Resale would be reduced by only having a two car garage on the entire property. Homes of <br />this value typically have a four or more car garage.
